Times are very tough and the pressure to cut costs and save money grows with every passing day. In times like these, major decisions, such as whether to refurb your existing property or not, come under extra scrutiny, but done right it will pay rewards.

There are a number of considerations to take into account before deciding on whether to undertake a refurbishment. But if you answer ‘yes’ to either of the following questions, then refurbishment is the answer you have been looking for and I am your contractor…


Do you want to reduce your energy bills?
The largest ongoing costs of a building are the operational costs of heating, lighting and cooling. By refurbishing your building, either through an insulation upgrade, dry-lining or external insulation, you can considerably increase the thermal efficiency of your property and reduce ongoing expenditure by reducing your fuel and energy bills.
By rectifying details such as poor construction standards and inadequate design, which can cause significant air-leakage and poor thermal performance, your building can increase energy performance by up to 75%.


Do you want to improve the value of your property?
Not only can refurbishment considerably reduce the ongoing costs of a building, the re-sale value can also see a significant increase.
The introduction of Building Energy Ratings(BER’s) have seen a real change in attitude towards building performance – it is estimated that thermally efficient buildings command 3% higher rental rates, an average increase of 7.5% in building value, deliver 3.5% higher occupancy rates and ultimately improve return on investment by an average of 6.6%.
All in all while it costs money to refurbish an existing dwelling, it is easily something that can be factored in to your project if you are considering extending or converting parts of your home.


Just because Building Standards may not have existed when your house was being build does not suggest you should put up with poor performance from your investment on an on-going basis.


If you treat your property like your vehicle and maintain it regularly you will get much more out of it in the long term AND any improvements will save you money AND improve the re-sale value should you choose this route.

Can you recommend which typeof insulation to use ? I am considering cavity filling using polystyerene beads or some external wall insulation that I came across at a self build show.

Jane, I would need to get a better idea of your construction type to give you a definitive answer.

A lot will hinge on the structure of the wall as cavity fill and external insulation are generally aimed at two distinctly different types of wall construction. You also have the option of internal insulation but this is not as effective as the external methods.

Think of an animal skin - the fur is on the outside - best protection from cold.

Interesting Article. I am new to the blogging world but I will say that most of our work is coming from renovation projects in the Mid West Region at the moment. I agree that the re-sale value can increase significantly with the right renovation techniques.
